If you are building on your own lot, the site work is usually your responsibility, not the builder's. This is what that job actually looks like. This Fulton Street property started as an overgrown, unusable piece of ground. We cleared the brush and timber, hauled off the debris, and cut the lot to grade - balancing the terrain so the pad sits right and the water runs where it should. Then we compacted the building pad so the foundation has something solid underneath it that will not settle after the house is on it. Drainage on the Oregon coast is not optional, so the same job included 400 feet of flat-bottom french drain. Landscape fabric, gravel base, perforated pipe nested in more gravel, fabric wrapped over the top, backfilled and graded clean. That is what keeps water out from under a new house through a wet winter. The owner ended up with a level, compacted, well-drained pad the builder could start on, and a yard that stays dry.
