Subdivision & Commercial Site Development

Raw ground to buildable lots and finished commercial pads.

On a subdivision or a commercial build, the sitework is the schedule. Everything the vertical crews do is waiting on grading, utilities and stormwater being finished and inspected, in the right order, under a permit. We run that package on projects across Coos, Curry and Douglas Counties, working to the civil set and coordinating with the engineer, the surveyor and the jurisdiction.

Mass grading and site earthwork

Stripping, mass excavation, cut and fill to the grading plan, structural fill in compacted lifts with documented testing, and building pads brought to subgrade. On a phased site, staging the earthwork so the parts that have to come first actually come first.

Roads and access

Subdivision roads built to county and city standards - subgrade, base rock, curb and gutter prep, and grade for the paving crew. Plus the construction access that keeps the project moving before any of that is finished.

Full utility packages

Sanitary sewer, water mains and services, storm drain with catch basins and manholes, and the dry utility trenching for power and telecom. Individual lot stubs set and marked so each lot is ready to build without going back into the road.

Stormwater and erosion control

Detention and treatment facilities, conveyance, and the erosion and sediment control that a 1200-C construction stormwater permit requires - installed, inspected and maintained through the life of the job rather than thrown in the day before a site visit.

Working with the project team

We are used to being the sitework contractor under a GC or a developer: reading the civil set, working to the surveyor's stakes, hitting inspection milestones, and keeping the general contractor informed about what is actually happening on the ground instead of what was supposed to.

Are you licensed and bonded in Oregon?
Yes - Oregon CCB #219921, licensed, bonded and insured. Certificates and additional insured endorsements on request.
Do you handle the 1200-C stormwater permit?
We install and maintain the control measures and work to the erosion and sediment control plan. The permit itself is held by the owner or operator of the site.
